Product Description

Trane Foundation Series 12.5 Ton Commercial Gas/Electric Packaged Unit β€” 460V High Heat Configuration for Maximum Capacity Cold Climate Commercial and Industrial Buildings

The Trane Foundation Series 12.5-ton unit in high heat configuration on 460V 3-phase power is the absolute pinnacle of the Foundation Series lineup β€” maximum tonnage, maximum BTU output, maximum gas heat capacity, and maximum voltage in a single factory-assembled rooftop package. At 140,000 BTU cooling with high heat gas output on 460V 3-phase power, this gas/electric rooftop packaged unit represents the top of what the Foundation Series delivers across every specification dimension simultaneously. Large-format manufacturing facilities in northern industrial parks, major distribution centers in cold climate zones running high-voltage infrastructure, large institutional buildings in Mountain West high-altitude markets, flagship retail anchors in upper Midwest cold climate zones on 460V power, and major multi-tenant commercial complexes in New England cold climate geographies where maximum tonnage, maximum heat output, and 460V electrical compatibility are all non-negotiable β€” this is the unit that closes every one of those specifications without compromise, without supplemental equipment, and without a second rooftop unit. When the building demands the absolute ceiling of Foundation Series performance across every dimension of the specification matrix, this is the only unit in the lineup that delivers it.

High Heat Configuration β€” Maximum Gas Heat Output at the Absolute Top of the 460V Lineup

At 12.5-ton capacity on 460V power in high heat configuration, this unit sits at the convergence of every demanding specification requirement the Foundation Series was engineered to address simultaneously. The cooling load has reached the maximum capacity the Foundation Series offers. The winter heating demand in a cold climate zone β€” driven by the combination of large building envelope exposure, high infiltration loads in major commercial and industrial facilities, extended heating degree days in northern U.S. markets, and the thermal mass demands of large-footprint buildings in severe cold β€” requires the maximum gas heat output the Foundation Series provides. And the building's 460V electrical infrastructure makes any other voltage specification incorrect regardless of tonnage or heat configuration. For the buildings that sit at this precise intersection of maximum tonnage, maximum heat, and high voltage β€” and they exist across every cold climate geography in the U.S. β€” the 12.5-ton 460V high heat Foundation Series unit is not one specification option among several. It is the only configuration in the lineup that addresses all three requirements at their maximum simultaneously, and specifying it correctly at installation eliminates permanently every alternative that falls short on any one of those three dimensions across the full operational life of the equipment.

140,000 BTU Rated Output β€” Maximum Foundation Series Cooling Capacity in Cold Climate 460V Configuration

At 140,000 BTU rated cooling output, this unit delivers the highest cooling capacity in the entire Foundation Series lineup across both voltage configurations and all heat configurations. The rated output of 140,000 BTU is the correct figure for load calculations, energy modeling, and equipment selection at this tonnage β€” not the nominal 12.5-ton designation. For mechanical engineers and specifying contractors working from Manual N commercial load calculations on large cold climate 460V buildings where peak summer cooling loads and peak winter heating loads are both at their maximum, 140,000 BTU and the high heat gas output rating together define the complete annual performance envelope of the most capable unit in the Foundation Series β€” the unit that sets the upper boundary of what a single light commercial rooftop package can deliver across every operating condition from peak summer demand to peak winter severity.

14.0 IEER β€” Code-Compliant Efficiency at Maximum Cold Climate 460V Tonnage

At 12.5-ton capacity in high heat 460V configuration, the Foundation Series delivers 14.0 IEER β€” meeting commercial energy code requirements at the absolute top of the lineup across every specification dimension. The step from 14.6 IEER at 10 tons to 14.0 IEER at 12.5 tons is consistent with commercial efficiency standards at this capacity level across the industry and reflects the engineering realities of delivering maximum tonnage output through a single-stage gas/electric rooftop package in the most demanding cold climate 460V configuration the Foundation Series offers. For large cold climate building owners and facility managers running major facilities on 460V infrastructure who need to satisfy both peak winter heating performance requirements and summer energy code compliance in a single rooftop unit at maximum capacity, 14.0 IEER at 140,000 BTU high heat 460V capacity sits comfortably above minimum energy code thresholds in most U.S. jurisdictions and delivers meaningful operating cost efficiency at the scale where utility spend on a single rooftop unit is at its most significant.

460V 3-Phase β€” Maximum Electrical Advantage at Maximum Cold Climate Tonnage

At 12.5-ton capacity in high heat configuration, the amperage reduction from 460V versus 208/230V reaches its absolute maximum point across the entire Foundation Series lineup. At 140,000 BTU load with high heat gas output on 460V power, the difference in amperage draw versus a comparable 208/230V unit is the largest in the series β€” translating into the greatest wire sizing reductions, the most significant conduit savings, the highest switchgear cost reduction, and the largest overall electrical installation cost advantage of any unit in the Foundation Series high heat lineup. For contractors managing large cold climate commercial and industrial mechanical and electrical scopes where 460V infrastructure is already in place, the 12.5-ton high heat 460V Foundation Series unit delivers maximum HVAC performance, maximum heat output, and maximum electrical installation economics simultaneously β€” the only unit in the lineup where all three advantages converge at their peak value at the same time. Factory-rated 460V from the ground up at maximum capacity and maximum heat output means full warranty validity, correct motor sizing engineered for maximum load on high-voltage power, and proper protection components rated for 460V operation at the highest sustained load in the Foundation Series.

R-454B Refrigerant β€” Maximum Lifecycle Protection at the Absolute Top of the Cold Climate 460V Lineup

The large cold climate commercial and industrial buildings that specify 12.5-ton 460V high heat rooftop equipment represent the most demanding operating environment and the longest equipment lifecycle in the entire Foundation Series target market. Maximum tonnage in a cold climate zone on high-voltage infrastructure means maximum annual operating hours β€” extended heating seasons in northern U.S. markets combined with full 140,000 BTU summer cooling loads on a single rooftop unit generate more total runtime per year than any other Foundation Series application profile across any tonnage tier, voltage configuration, or heat configuration. Over a 20 to 25-year service life in that operating environment, the implications of a mid-lifecycle refrigerant retrofit are at their most severe and most consequential of any unit in the lineup: a 12.5-ton commercial unit taken offline for refrigerant retrofit in a large cold climate 460V building means the longest downtime, the highest recovery and recharge costs at maximum scale, the greatest potential for component replacements driven by refrigerant incompatibility, and the most complex recommissioning scope of any Foundation Series unit in any application. R-454B specified at installation eliminates every element of that risk permanently, across the complete service life of the highest-capacity, highest-utilization, most operationally critical unit in the Foundation Series.

All-In-One Gas/Electric β€” Complete HVAC Consolidation at the Ceiling of the Cold Climate 460V Lineup

At 12.5-ton high heat capacity on 460V power, the all-in-one gas/electric Foundation Series design reaches the absolute peak of its consolidation value across the entire lineup. The alternative at this scale in a large cold climate 460V building β€” a separate high-capacity 460V-rated gas heating plant engineered for maximum cold climate peak loads, a standalone 12.5-ton high-voltage cooling system, independent high-voltage electrical connections for each system, dual commissioning scopes across two separate HVAC systems on high-voltage power, and two long-term service relationships covering heating and cooling separately in a climate zone where winter service coordination is already at its most complex and most time-sensitive β€” represents the full complexity, cost, and ongoing management overhead of a dual-system mechanical design at the maximum scale the Foundation Series addresses in its most demanding cold climate application. The Foundation Series 12.5-ton high heat 460V unit replaces all of it with one factory-assembled rooftop package: one unit, one roof curb, one high-voltage electrical connection, one refrigerant circuit, one service contractor, and one warranty covering the absolute ceiling of Foundation Series heating and cooling performance in the most demanding cold climate 460V commercial and industrial buildings the lineup was designed to serve.

Single-Stage Operation β€” Maximum Tonnage Cold Climate 460V Dependability at the Top of the Lineup

Single-stage control at 12.5-ton capacity in a 460V high heat configuration is where operational simplicity delivers its absolute highest value across the entire Foundation Series lineup. At maximum tonnage in a large cold climate 460V building fully dependent on a single rooftop unit for both peak winter high heat output and peak summer cooling capacity, any HVAC system failure carries its maximum possible consequence across every dimension simultaneously β€” the largest building area without climate control, in the most severe climate, on a high-voltage system requiring the most specialized service expertise, with the longest potential service windows and the highest downtime cost impact of any Foundation Series application. Single-stage design eliminates every layer of unnecessary control complexity at exactly the capacity tier, voltage configuration, and climate profile where that elimination delivers its greatest and most consequential operational value β€” keeping commissioning straightforward, diagnostics fast, and return-to-operation time as short as possible at the absolute top of the Foundation Series lineup in the most demanding cold climate 460V commercial and industrial environments the series addresses.

Which system is better Gas system or Heat Pump system? (Video)

Heat Pump System:
Heats and cools your home using electricity and outdoor air. More energy-efficient, lower operating costs, environmentally friendly, and works well in moderate to warm climates. Qualifies for rebates and tax credits.

Gas System:
Uses natural gas for heating and requires a separate air conditioner for cooling. Better for extreme cold climates where heat pumps are less efficient. Higher fuel costs but may have lower upfront equipment expenses.

Best choice depends on:Β Your climate (heat pumps excel in Georgia), budget for upfront costs, long-term energy savings goals, and environmental priorities. Heat pumps typically save more money over time through lower utility bills. Contact our team for a personalized recommendation based on your home and location.

How do I know I am choosing the appropriate system?

The best way to ensure you've chosen the right system is to match it with your home's cooling and heating needs. Consider your home's square footage, climate, insulation, and the number of zones you want to control. You can look at the sizing guide here, and our support team can help you narrow down options based on your specific situation. If you're unsure, we recommend consulting with a professional HVAC technician who can perform a detailed load calculation for your home.

Should I choose a Split System or a Packaged System for my home? (Video)

Split System:Β Features separate indoor and outdoor units ideal for homes with basements or crawlspaces. Offers higher SEER ratings, better efficiency, and more customization for placement.

Packaged System:Β Contains all components in one outdoor unit, perfect for smaller homes or limited indoor space. Easier to install with lower maintenance needs.

Quick decision:Β Have indoor space? Choose split for superior efficiency. Limited space? Choose packaged.

What's the best way to calculate the correct capacity and tonnage for my home?

HVAC sizing is measured in tons, where one ton equals 12,000 BTUs of cooling capacity. While you can estimate using square footage (roughly 600 square feet per ton for residential homes), the most accurate method is a professional Manual J load calculation that considers your home's insulation, orientation, windows, climate, and occupancy patterns.

Tonnage => BTU/Hour
1 ton => 12,000 BTU
1.5 ton => 18,000 BTU
2 ton => 24,000 BTU
2.5 ton => 30,000 BTU
3 ton => 36,000 BTU
3.5 ton => 42,000 BTU
4 ton => 48,000 BTU
5 ton => 60,000 BTU

Home Size (Sq. Ft.) => Recommended Tonnage
750–1,000 => 2 tons
1,050–1,400 => 2.5 tons
1,450–1,700 => 3 tons
1,750–1,900 => 3.5 tons
1,950–2,200 => 4 tons
2,250+ => 5 tons

Important: Undersizing leads to inadequate cooling; oversizing wastes energy and money. When in doubt, consult a professional. Reach out to us at sales@acunitsforless.com or via Live Chat.

What's the best way to calculate the correct capacity and tonnage for my home for multiple units?

If you're planning multiple units (for a ductless mini-split system or zoned setup), calculate the cooling needs for each zone or room separately using the same Manual J methodology. Add the tonnage requirements for each area to determine your total system capacity. For example, if your master bedroom is 800 sq. ft. (requiring 1.5 tons) and your living room is 1,200 sq. ft. (requiring 2 tons), you'd want a 3.5-ton system or a multi-zone setup with smaller indoor units. Our team can help you design a custom multi-zone layout based on your home's layout and needs.

Information regarding Trane Residential Systems:

Currently due to regulations, we are only selling and shipping Trane Residential units in the state of Georgia.

What is SEER and SEER2?

SEERΒ stands for Seasonal Energy Efficiency Ratio-it measures how efficiently an air conditioning or heat pump system operates over an entire cooling season.

SEER2Β stands for Seasonal Energy Efficiency Ratio 2-it's the updated, more accurate standard introduced in 2023. SEER2 provides a more realistic assessment of real-world performance by testing at various load levels and temperature conditions.

What is the difference between SEER and SEER2? (Video)

The key difference is how the systems are tested.

SEER testing used fixed temperature conditions and didn't fully account for the external static pressure in typical duct systems.

SEER2 testing is more comprehensive-it accounts for varying temperatures (65Β°F to 104Β°F), includes partial-load efficiency testing to mimic real-world fluctuating demands, and uses proper duct system static pressure to prioritize furnace blower efficiency.

Important to know:SEER2 ratings are typically 4–7% lower than SEER ratings for the same system because the testing is stricter and more realistic. For example, a 16 SEER system might have a SEER2 rating of around 14. Don't compare old SEER numbers directly to new SEER2 ratings-they use different standards.

Are there any rebate programs available?

Yes! The Home Energy Improvement Program through Georgia Power offers incentives for qualified customers in the state of Georgia purchasing high-efficiency HVAC systems like ductless mini-split heat pumps or heat pump water heaters. Our salesperson share incentive details at purchase to help you save on premium equipment. Additional rebates may be available through your local utility company or federal programs-visit Energy.gov to check your area. Ask our team for your AHRI certificate to submit rebate applications.

Note:To qualify, you must be a Georgia Power customer.

Where can I get an AHRI certificate?

You can find the AHRI certificate on the AHRIΒ website here.

How to find a compatible split system?

For split systems, your indoor unit must be properly matched with your outdoor unit (condenser) to achieve the rated efficiency and ensure system longevity. You can always visit the AHRI website and use their AHRI Matchup tool to find a compatible system. The best way to find help is to reach out to us via Live Chat or email sales@acunitsforless.com.

What is the R-32 refrigerant? (Video)

R-32 is a single-component, low-GWP refrigerant used in modern HVAC systems as an eco-friendly alternative to R-410A. It has a Global Warming Potential of 675-one-third lower than R-410A (GWP 2,088)-and offers zero ozone depletion potential. R-32 delivers approximately 10% better energy efficiency and improved heat transfer, requires 30% less refrigerant charge, and has been safely used in over 160 million units worldwide since 2012. It's classified as A2L (mildly flammable) and represents the next generation of environmentally sustainable cooling technology.

Why choose R-454B refrigerant? (Video)

R-454B is the next-generation, environmentally friendly refrigerant with the lowest Global Warming Potential (GWP of 466) compared to R-32 and R-410A. It maintains high efficiency, meets current EPA regulations, and ensures your system remains compliant for years to come. Choosing R-454B means investing in future-proof technology that's better for the environment and your wallet.

Why did we stop selling R-410A refrigerant systems?

Effective January 1, 2025, the EPA enacted a regulation prohibiting manufacturers from producing or importing new HVAC systems using R-410A. This is because R-410A has a very high Global Warming Potential (GWP) of 2,088-meaning it contributes significantly to climate change if released into the atmosphere.
