Trane Foundation Series 10 Ton Commercial Gas/Electric Packaged Unit β High Heat Configuration for Large Commercial Buildings in Cold Climate Zones
The Trane Foundation Series 10-ton unit in high heat configuration on 208/230V 3-phase power is the large-capacity specification for cold climate commercial buildings where mid-range tonnage no longer covers the cooling load and standard or medium heat output falls critically short of winter heating demands. At 114,000 BTU cooling with high heat gas output on standard commercial voltage, this gas/electric rooftop packaged unit is engineered for large retail centers, full-service restaurants with high internal loads, large office buildings, houses of worship, schools, and any large commercial building in northern climates, high-altitude locations, and cold climate geographies where both the peak summer cooling load and the peak winter heating load are operating at the upper boundary of what a single rooftop unit needs to deliver. When the building is large, the climate is cold, and both heating and cooling demands are at their most severe simultaneously, the 10-ton high heat Foundation Series unit is the specification that covers every condition the building will face across its full operational year.
High Heat Configuration β Maximum Winter Output at Large Commercial Tonnage
At 10-ton capacity, the high heat configuration addresses the most demanding end of the light commercial building profile in cold climate zones. Large commercial buildings in northern markets face a compound specification challenge that smaller buildings don't β cooling loads large enough to require 10 tons of capacity in summer, and heating loads severe enough that medium heat output at that same tonnage leaves significant portions of the building undertreated during winter peak conditions. Large houses of worship with high ceilings and significant exterior envelope exposure, large retail stores in upper Midwest or Mountain West markets, full-service restaurants in New England running high-volume service through severe winters β these are the buildings where 10-ton high heat is the only correct specification. Specifying high heat at this tonnage from installation eliminates the most expensive and disruptive alternative in large commercial HVAC: supplemental heating systems retrofitted to cover the shortfall of an undersized heat configuration on a 10-ton rooftop unit already in place.
114,000 BTU Rated Output β Precision Capacity at Large Commercial Scale
At 114,000 BTU rated cooling output, this unit delivers the precise capacity figure that mechanical engineers and specifying contractors rely on for accurate load calculations and energy modeling at large commercial scale. The rated output of 114,000 BTU is the correct number for equipment selection, load calculations, and energy code submissions β not the nominal 10-ton designation. For facilities teams and specifying engineers working from Manual N commercial load calculations on large cold climate buildings where both heating and cooling loads need to be modeled accurately, 114,000 BTU is the cooling figure and the high heat gas output rating is the heating figure that together define the full-year performance envelope of this unit.
14.6 IEER β Top-Tier Cooling Efficiency Fully Maintained at High Heat 10-Ton Capacity
The high heat gas configuration on this 10-ton unit carries no cooling efficiency penalty. At 114,000 BTU cooling output, the Foundation Series 10-ton high heat unit delivers the identical 14.6 IEER as the standard and medium heat variants at this tonnage β full energy code compliance, the same operating cost profile on the cooling side, and the same top-tier Foundation Series efficiency that large building owners and facility managers in cold climate zones need to satisfy both winter heating performance requirements and summer energy code targets in a single factory-assembled package. In large cold climate commercial buildings where utility budgets are significant and energy code compliance is actively monitored, the fact that maximum gas heat output and 14.6 IEER cooling efficiency coexist in the same unit at 10-ton capacity is a specification advantage that directly impacts both operating cost and code compliance across the full annual operating cycle.
R-454B Refrigerant β Long-Term Protection at Large Cold Climate Scale
Large commercial buildings in cold climate zones that specify 10-ton rooftop equipment represent the highest-investment, longest-lifecycle segment of the Foundation Series target market outside of industrial applications. These buildings run HVAC equipment harder than moderate climate installations β extended heating seasons in northern markets mean significantly more total annual operating hours, accelerating the timeline toward service events and amplifying the cost and disruption of any mid-lifecycle equipment intervention. R-454B refrigerant specified at installation on this 10-ton high heat unit eliminates the single largest mid-lifecycle risk across that extended service life β a forced refrigerant retrofit on a 10-ton commercial unit in a large cold climate building is a major operational event that R-454B makes permanently unnecessary from day one of installation.
208/230V 3-Phase β Large Commercial Capacity on Standard Cold Climate Voltage
The 208/230V 3-phase configuration delivers 10-ton high heat capacity directly into the standard commercial electrical infrastructure found across U.S. cold climate markets without modification or upgrade. Large commercial buildings in northern U.S. markets β particularly older retail centers, institutional facilities, and mid-century commercial construction in cold climate geographies β commonly run 208/230V 3-phase as their standard power supply. This unit meets that existing infrastructure exactly, delivering maximum standard-voltage Foundation Series cooling capacity and high heat gas output without the electrical infrastructure investment that a 460V specification would require in a 208/230V building.
All-In-One Gas/Electric β Peak Heating and Peak Cooling at Large Cold Climate Scale
In large cold climate commercial buildings, the all-in-one gas/electric design of the Foundation Series 10-ton high heat unit delivers its highest practical value. One factory-assembled rooftop unit handles maximum high heat gas output through the most severe winter conditions and 114,000 BTU of cooling capacity through peak summer demand β without a separate heating plant engineered for cold climate peak loads, without additional mechanical room space, without dual-system commissioning across two separate HVAC systems, and without split service responsibility in a climate zone where winter service calls are already more costly, more complex, and more time-sensitive than in moderate markets. At 10-ton capacity on a large cold climate commercial building, that consolidation represents the greatest reduction in project complexity, installation cost, and long-term facility management overhead of any mid-range Foundation Series configuration.
Single-Stage Operation β Dependable Performance Across the Full Cold Climate Operating Range
Single-stage control at 10-ton capacity in a high heat configuration keeps the system architecture clean and the service profile predictable across the full range of cold climate operating conditions β from peak summer cooling at 114,000 BTU to maximum winter heating output at high heat capacity, and through all the shoulder-season conditions that a northern climate building cycles through between those extremes. In large cold climate commercial buildings where a 10-ton HVAC system failure in winter carries its highest consequence β a large building without heat in severe cold, with technician availability constrained and access conditions difficult β single-stage design maximizes first-call resolution rates, minimizes diagnostic complexity, and keeps return-to-operation time as short as possible at exactly the capacity tier where downtime is most consequential.

Heat Pump System:
Heats and cools your home using electricity and outdoor air. More energy-efficient, lower operating costs, environmentally friendly, and works well in moderate to warm climates. Qualifies for rebates and tax credits.
Gas System:
Uses natural gas for heating and requires a separate air conditioner for cooling. Better for extreme cold climates where heat pumps are less efficient. Higher fuel costs but may have lower upfront equipment expenses.
Best choice depends on:Β Your climate (heat pumps excel in Georgia), budget for upfront costs, long-term energy savings goals, and environmental priorities. Heat pumps typically save more money over time through lower utility bills. Contact our team for a personalized recommendation based on your home and location.
The best way to ensure you've chosen the right system is to match it with your home's cooling and heating needs. Consider your home's square footage, climate, insulation, and the number of zones you want to control. You can look at the sizing guide here, and our support team can help you narrow down options based on your specific situation. If you're unsure, we recommend consulting with a professional HVAC technician who can perform a detailed load calculation for your home.
Split System:Β Features separate indoor and outdoor units ideal for homes with basements or crawlspaces. Offers higher SEER ratings, better efficiency, and more customization for placement.
Packaged System:Β Contains all components in one outdoor unit, perfect for smaller homes or limited indoor space. Easier to install with lower maintenance needs.
Quick decision:Β Have indoor space? Choose split for superior efficiency. Limited space? Choose packaged.
HVAC sizing is measured in tons, where one ton equals 12,000 BTUs of cooling capacity. While you can estimate using square footage (roughly 600 square feet per ton for residential homes), the most accurate method is a professional Manual J load calculation that considers your home's insulation, orientation, windows, climate, and occupancy patterns.
Tonnage => BTU/Hour
1 ton => 12,000 BTU
1.5 ton => 18,000 BTU
2 ton => 24,000 BTU
2.5 ton => 30,000 BTU
3 ton => 36,000 BTU
3.5 ton => 42,000 BTU
4 ton => 48,000 BTU
5 ton => 60,000 BTU
Home Size (Sq. Ft.) => Recommended Tonnage
750β1,000 => 2 tons
1,050β1,400 => 2.5 tons
1,450β1,700 => 3 tons
1,750β1,900 => 3.5 tons
1,950β2,200 => 4 tons
2,250+ => 5 tons
Important: Undersizing leads to inadequate cooling; oversizing wastes energy and money. When in doubt, consult a professional. Reach out to us at sales@acunitsforless.com or via Live Chat.
If you're planning multiple units (for a ductless mini-split system or zoned setup), calculate the cooling needs for each zone or room separately using the same Manual J methodology. Add the tonnage requirements for each area to determine your total system capacity. For example, if your master bedroom is 800 sq. ft. (requiring 1.5 tons) and your living room is 1,200 sq. ft. (requiring 2 tons), you'd want a 3.5-ton system or a multi-zone setup with smaller indoor units. Our team can help you design a custom multi-zone layout based on your home's layout and needs.
Currently due to regulations, we are only selling and shipping Trane Residential units in the state of Georgia.
SEERΒ stands for Seasonal Energy Efficiency Ratio-it measures how efficiently an air conditioning or heat pump system operates over an entire cooling season.
SEER2Β stands for Seasonal Energy Efficiency Ratio 2-it's the updated, more accurate standard introduced in 2023. SEER2 provides a more realistic assessment of real-world performance by testing at various load levels and temperature conditions.
The key difference is how the systems are tested.
SEER testing used fixed temperature conditions and didn't fully account for the external static pressure in typical duct systems.
SEER2 testing is more comprehensive-it accounts for varying temperatures (65Β°F to 104Β°F), includes partial-load efficiency testing to mimic real-world fluctuating demands, and uses proper duct system static pressure to prioritize furnace blower efficiency.
Important to know:SEER2 ratings are typically 4β7% lower than SEER ratings for the same system because the testing is stricter and more realistic. For example, a 16 SEER system might have a SEER2 rating of around 14. Don't compare old SEER numbers directly to new SEER2 ratings-they use different standards.

R-32 is a single-component, low-GWP refrigerant used in modern HVAC systems as an eco-friendly alternative to R-410A. It has a Global Warming Potential of 675-one-third lower than R-410A (GWP 2,088)-and offers zero ozone depletion potential. R-32 delivers approximately 10% better energy efficiency and improved heat transfer, requires 30% less refrigerant charge, and has been safely used in over 160 million units worldwide since 2012. It's classified as A2L (mildly flammable) and represents the next generation of environmentally sustainable cooling technology.
R-454B is the next-generation, environmentally friendly refrigerant with the lowest Global Warming Potential (GWP of 466) compared to R-32 and R-410A. It maintains high efficiency, meets current EPA regulations, and ensures your system remains compliant for years to come. Choosing R-454B means investing in future-proof technology that's better for the environment and your wallet.
Effective January 1, 2025, the EPA enacted a regulation prohibiting manufacturers from producing or importing new HVAC systems using R-410A. This is because R-410A has a very high Global Warming Potential (GWP) of 2,088-meaning it contributes significantly to climate change if released into the atmosphere.
