The most important decision in buying a mini split is how many zones — rooms or spaces — you need to condition. Each zone gets its own indoor unit with independent temperature control. One outdoor unit can power anywhere from one to eight indoor units depending on the system.

Single Zone (1 Room)

One outdoor condenser paired with one indoor unit. The right choice for a single room, garage, home office, sunroom, room addition, ADU, or any space that needs independent comfort control without extending ductwork from the main system. Single-zone systems are the most straightforward to install and the most efficient when you're only conditioning one space. Available from 9,000 BTU (up to ~350 sq ft) through 36,000 BTU (up to ~1,800 sq ft).

2-Zone (2 Rooms)

One outdoor unit powering two independent indoor units simultaneously — each with its own remote and temperature setpoint. Common applications include two-bedroom homes, primary bedroom plus living room, or a home and attached garage. The outdoor unit handles both zones from a single refrigerant circuit, which is more efficient and less expensive than running two separate single-zone systems.

3-Zone (3 Rooms)

One outdoor unit serving three independent zones. A practical whole-home solution for smaller homes, condominiums, or multi-room offices where ductwork isn't present or practical. A typical 3-zone setup for a 1,200–1,500 sq ft home might run 9,000 + 9,000 + 12,000 BTU — each zone sized to its specific room load. Each indoor unit runs independently; zones that aren't occupied can be shut off without affecting the others.

4-Zone (4 Rooms)

One outdoor unit covering four independent zones. Suited to larger homes, multi-room offices, restaurants, retail spaces, and light commercial applications where zone-by-zone control matters. Daikin's MXM Series is the primary 4-zone option in our inventory, available in configurations up to 36,000 BTU total outdoor capacity with mix-and-match indoor unit sizing across all four zones.

Brand matters more in mini splits than in most HVAC categories because the technology gap between premium and budget manufacturers is significant — particularly in cold-climate heating performance, compressor longevity, and warranty coverage.

Mitsubishi

The brand that invented the modern ductless mini split and still leads the category on efficiency and cold-climate heating. Mitsubishi's Hyper-Heating H2i systems maintain full heating capacity down to 5°F and continue operating to -13°F — relevant for any buyer in the Mid-Atlantic, Midwest, New England, or mountain states who wants a mini split as a primary heat source. SEER2 ratings reach 29.9 on their FX Series. Standard warranty is 5 years on parts and 7 years on the compressor. Daikin

Daikin is one of the largest HVAC manufacturers in the world and the parent company of Goodman. Their mini split lineup covers single-zone wall-mounted systems through the MXM Series multi-zone configurations, with strong efficiency ratings and R-32 refrigerant across most current models. Daikin systems are a reliable mid-to-premium choice for buyers who want manufacturer depth and broad parts availability over a long equipment life.

MrCool DIY

The only mini split line specifically engineered for homeowner self-installation. MrCool DIY systems ship with pre-charged line sets that use a push-connect fitting — no vacuum pump, no refrigerant handling, no EPA 608 certification required for the line set connection. The result is a legitimate DIY installation path that most other brands can't offer. Available in 5th Generation models with up to 22 SEER2 in single-zone configurations. Best fit for handy homeowners comfortable with basic electrical work who want to avoid contractor labor costs on a straightforward installation.

How to Choose: Zone Count vs. Brand

If you already know how many rooms you need to condition, start with zone count and filter by BTU within that category. If you have a brand preference — or a specific cold-climate, efficiency, or DIY requirement — start with brand and then narrow by zone count and BTU.

The most common sizing mistake is treating mini splits like central AC and using whole-home square footage to pick a single unit. Mini splits are zoned systems — each indoor unit should be sized to its specific room, not the whole house. Add up the individual room loads to determine total system capacity, then select an outdoor unit that matches that total.
