Light Commercial Packaged Systems — All-in-One RTUs for Business

A packaged system puts everything into one cabinet — compressor, evaporator coil, condenser coil, blower, and controls — and installs either on the roof or on a ground-level concrete pad. There's no separate indoor air handler, no refrigerant line runs through the building, and no mechanical room required. The ductwork connects directly to the unit through a curb adapter or a ground-mount elbow, and you're done.

That simplicity is why packaged units are the default choice for light commercial construction across retail, restaurant, office, school, and light industrial applications. One unit, one service point, straightforward installation.

We carry Daikin's light commercial packaged line from 3 to 20 tons in three configurations depending on your heating needs and climate: cooling-only, gas/electric, and heat pump. All units run on R-32 refrigerant and are available in 208/230V and 460V 3-phase.

Which Configuration Is Right for Your Building?

Cooling only is the right call when your building already has a separate heating system — a gas furnace, boiler, or electric heat strip — and you only need to replace or add cooling capacity. You're not paying for heating hardware you don't need.

Gas/electric combines gas heating with electric cooling in one cabinet. This is the most common configuration for commercial buildings in climates with cold winters — you get the efficiency and low operating cost of gas heat alongside reliable mechanical cooling, all from a single rooftop or ground unit. No separate furnace. No separate flue. One piece of equipment handles both seasons.

Heat pump handles both heating and cooling electrically, with no gas required. The right fit for buildings without gas service, buildings in moderate climates where a heat pump can handle the full heating load, or where reducing gas usage is a priority. Most heat pumps perform efficiently down to around 30–35°F outdoor temperature; below that, supplemental electric heat is typically needed.

Rooftop vs. Ground Mount

The same packaged unit can install either way. Rooftop installation is more common in commercial construction — it keeps equipment off the ground, out of the way, and simplifies service access. Ground mount on a concrete pad makes sense when roof loading is a concern, when roof access is limited, or on smaller structures where running ductwork up is impractical.

Either way, confirm your duct connection type (top discharge for rooftop, front/side for ground mount) before ordering. If you're replacing an existing unit, matching the curb dimensions saves significant installation time and cost.

Sizing Guide

Light commercial packaged units are typically used in spaces from around 1,000 to 12,000 square feet. As a starting point, use 1 ton per 400–500 sq ft and adjust for ceiling height, occupancy load, kitchen or equipment heat, and your climate zone. A 3-ton unit handles a small office or retail suite. A 10-ton unit covers a mid-size restaurant or larger open-plan office. A 20-ton unit suits larger retail floors, multi-tenant suites, or buildings with high internal heat loads.

Light Commercial Packaged AC Units — Cooling Only, 3–12.5 Ton

Cooling-only packaged units are the most straightforward commercial HVAC purchase you can make. One self-contained cabinet mounts on the roof or on a ground pad, connects to your existing ductwork, and delivers reliable mechanical cooling — nothing more, nothing less. There's no indoor air handler to source, no refrigerant lines to run through the building, and no second system to coordinate.

These units are the right choice when your building already has a gas furnace, boiler, or electric heat handling the heating side and you simply need to replace or add cooling capacity. You're not paying for a heating system you don't need, which keeps the unit cost lower and the installation straightforward.

What's in This Collection

We carry Daikin light commercial packaged cooling units from 3 to 12.5 tons. Daikin is the parent company of Goodman and one of the largest HVAC manufacturers in the world — their commercial packaged equipment is engineered for continuous commercial operation, not the shorter daily cycles of residential equipment. These units run on R-32 refrigerant, a lower global warming potential refrigerant that replaces R-410A and positions your equipment ahead of upcoming regulatory transitions. Available in 208/230V and 460V 3-phase to match your building's electrical service.

Before You Order

Three things to confirm before purchasing a replacement unit: your existing curb dimensions (for rooftop install) or pad footprint (for ground mount), your building's power supply voltage and phase, and the tonnage you need. If replacing an existing unit, all three specs are on the equipment nameplate. If sizing a new installation, start at 1 ton per 400–500 sq ft of conditioned space and adjust for your specific load — ceiling height, occupancy, kitchen equipment, and climate zone all affect the real-world number.

Light Commercial Packaged Gas/Electric Units — Heating & Cooling in One Cabinet

A gas/electric packaged unit is the commercial HVAC workhorse in climates with real winters. Gas handles the heating — efficiently and at low operating cost — while the electric cooling side handles summer. Everything lives in one outdoor cabinet, either on the roof or on a ground pad, connected to your building's ductwork. No separate furnace. No indoor air handler. No second flue or gas line run inside the building.

For buildings in the Southeast, Midwest, Texas, and anywhere that sees sustained cold weather from November through March, gas/electric is typically the most cost-effective configuration over the life of the equipment. Gas heat costs less to operate than electric resistance heat in most U.S. markets, and having both systems in a single cabinet reduces install complexity and long-term maintenance points.

What's in This Collection

We carry Daikin's light commercial gas/electric packaged line from 3 to 20 tons. The 20-ton units are Daikin direct-drive units capable of conditioning up to 12,000 square feet — suited for larger retail floors, multi-tenant suites, restaurants, schools, and light industrial spaces. All units use R-32 refrigerant and are available in 208/230V and 460V 3-phase. A 1-phase 208/230V option is available in the smaller tonnages for buildings without 3-phase service.

Daikin's packaged equipment is built for fast installation — pre-charged, factory-tested, and designed to connect directly to standard commercial curbs. For contractors sourcing equipment for multiple units on a project, volume pricing is available through our B2B program.

Before You Order

Confirm your gas supply (natural gas or propane — units are configured for one or the other), your building's electrical service voltage and phase, and the correct tonnage for your space. For replacement jobs, all specs are on the existing unit's nameplate. For new construction or additions, a Manual J load calculation gives you the most accurate tonnage — or call us at 678-535-7176 and we can help you work through it.

Light Commercial Packaged Heat Pumps — Heating & Cooling, No Gas Required

A packaged heat pump delivers both heating and cooling from a single all-in-one outdoor cabinet — no gas line, no furnace, no separate indoor unit. It works by moving heat rather than generating it: in summer it pulls heat out of the building and rejects it outside; in winter it reverses that process, extracting heat from outdoor air and delivering it inside. The result is year-round climate control from one piece of equipment, using only electricity.

For commercial buildings without gas service, buildings where gas infrastructure would add significant cost to a project, or buildings in mild-to-moderate climates where a heat pump can handle the full heating load, a packaged heat pump is often the most practical and cost-effective choice available.

What's in This Collection

We carry Daikin's light commercial packaged heat pump line from 3 to 20 tons, available in 208/230V and 460V 3-phase. Units run on R-32 refrigerant — Daikin's current-generation low-GWP refrigerant that replaces R-410A and meets upcoming regulatory standards. The all-in-one cabinet design installs on a standard commercial roof curb or on a ground-level concrete pad and connects directly to your building's existing ductwork.

Important: Know Your Climate Before Choosing a Heat Pump

Heat pumps are highly efficient in mild to moderate climates, but their heating capacity decreases as outdoor temperatures drop. Most standard commercial heat pumps maintain good performance down to around 30–35°F outdoor temperature. Below that, supplemental electric heat strips are typically needed to maintain setpoint. If your building is in a climate that regularly sees temperatures below 25°F for extended periods, a gas/electric packaged unit is likely the better long-term choice. In the Southeast, Gulf Coast, Southwest, and Pacific Coast markets, a heat pump will handle the full heating season efficiently without backup heat in most years.
